Named groups of investors — assign a property to a portfolio (from its Cost details) to control who sees it in the Investor Portal. A property with no portfolio and no individual share stays visible to every investor.
Define how projected profit is calculated on each investor property card. Use the tokens below — the site fills in real values automatically.
[PSP] resolves to listing price (if set by realtor) → projected sale price → assessed value. [PPSP] always resolves to projected sale price → assessed value, ignoring the listing price. [PIE] is the state statutory penalty/interest calculated for this property.
Result shown on each property card as "Projected Profit." Leave blank to use base model.
Controls the Redemption Yield % shown when marking a property as Owner Redeemed — how the state-mandated penalty/interest earned compares to what was invested. Only applies when no manual redemption amount is entered in that modal.
[PIE] is the Penalty Amount entered in the Owner Redeemed modal itself — a real, per-redemption value, not the state-rule estimate shown elsewhere (which can be $0 for properties with no matching interest rule). [RP] is the redeemed price — the Amount Collected entered in that modal, or Total Investment alone when left blank (assumes it sold for exactly what was invested). Insurance isn't a token here — it's already included in Total Investment.
Shown as "Redemption Yield %" in the Owner Redeemed modal. Leave blank to use base model.
Enter your own RentCast account's API key to enable one-click market-value lookups on the Gap Analysis report, instead of manually checking Zillow/Redfin/LoopNet. This is your own key on your own RentCast plan — you're billed by RentCast directly for your usage, and it's never shared with any other account on this platform.
Get a key at rentcast.io/api. Stored only in your own account's private settings — leave blank to keep using the manual Zillow/Redfin/LoopNet lookup links.
Recommended Price = Total Invested × (1 + Target Profit%) ÷ (1 − Closing%). Late Fee = % × the renter's monthly rent.
Max renovation budget as a % of assessed value per condition. Multiplier above is used when no condition is set.
Starting cash budget per fund. A company can have multiple funds (e.g. "TLH Fund 1", "TLH Fund 2") — set a budget for each and they combine into one stat bubble on Active Assets, each fund's amount separated by "/". Value = that fund's budget minus outstanding (approved, unpaid) estimates across its active properties — always the true total, regardless of any search or filter applied on that tab.
Define how profit is calculated when a property sells. Use field names in brackets — the site fills in real numbers automatically.
[Total Investment] already includes SOS fees and all purchase costs. [Accrued Interest/Penalty] calculates automatically using the Calculation Method set in your State Interest Rules — Flat Penalty for states like TX, Compound Interest for states like AL.
State-specific formulas override the default.
Net profit in dollars. Blank = base model.
Auto-derived from $ formula if blank.
Define interest accrual rates by state. The rate is applied to the winning bid only (e.g. TX = 25%, NE = 6%).
Define a flat SOS fee per company. Enter just the first 3 letters of the fund name (e.g. FHF) — it automatically matches all variations like FHF1-022, FHF2-003, etc.
Companies listed here will have $0 interest accrued on all their properties. Enter just the first 3 letters (e.g. FHF) to cover all FHF1-xxx, FHF2-xxx companies automatically.
Set the number of days before a property's "days held" badge turns yellow (warning) or red (critical). Homestead properties typically must be held longer before sale.
Name groups of properties bought together in a series. Once saved, assign a series to a property in the Total Property Cost edit panel and filter by series on the Properties Under Renovation and Total Property Cost tabs.

How far (by ZIP-to-ZIP distance) to look when matching your existing contractors to a property. No API cost — calculated from ZIP codes only.

Paste the payment links for each platform you accept. Renters will see a button that opens directly to your secure payment portal — no banking numbers are stored or displayed on this site. These are payment links only, not a live integration — no payment confirmation comes back to this site automatically, so each rent payment still needs to be manually confirmed here once received.

Choose the color for each login card on the landing screen. Changes take effect immediately.
